What is the MLS?

The MLS, Multiple Listing Service is NOT one database of all homes in the entire country. There are over 67 separate MLS databases in Florida alone and over a thousand in the US. Each individual MLS is a database of all properties listed by Realtors® within a certain geographic area. Realtors must pay dues to access the homes for sale listings as well as other information such as “Sold Data”. Because it is costly for Realtors to join the MLS, they typically only belong to the one in their immediate area that they are “farming”. Therefore an agent in Colorado cannot see homes for sale in Florida. This is why it is imperative to be listed in the correct local MLS where your home is located.

How flat rate MLS listing works

For Sale By Owners save as much as 6% by listing flat fee MLS because the listing side of the commission is eliminated. As opposed to paying a full service agent 6% which will then get split between the listing agent and the buyer's agent, the listing side is replaced by a minimal flat fee. YOU decide how much commission to offer buyer's agent side. Sellers typically offer 2%, 2.5%, 3% commission, and sometimes even 4% to get more attention.
