What is the MLS?
The MLS, Multiple Listing Service, is a database of all property listings inputted by Realtors®. In a state such as Florida, there are over 50 MLS Associations. Realtors® join a local MLS board to receive benefits, agree to ethics standards, and work under a framework of cooperation between brokers. When you list your home in the MLS, your listing will be seen by all local Realtors® and they will work with buyers to sell your home.
What is Realtor.com and IDX?
Realtor.com is independent from the MLS. Each evening, all MLS listed properties throughout the country are upload automatically to Realtor.com from each local MLS Association. In turn, these listings are re-displayed on Realtor.com, GetMoreOffers.com, and many other Realtor® websites through a feed called IDX.
Why List Flat Fee MLS?
By owner sellers do not pay 6%. Flat fee MLS sellers offer only buyer's agents a commission which is typically set at 3%. The seller decides on how much commission to offer. Sellers are listing directly in the MLS with no listing commission.
