What is a hybrid flat fee listing?
Our hybrid program is similar to a standard flat fee MLS listing where the seller pays up front for their property to be inputted into their local Multiple Listing Service via a discount broker. The main difference is that the hybrid package comes with 100% contract representation. In other words, for a small closing fee, our experienced agent or broker will prequalify buyers, negotiate an unlimited amount of offers, handle all contracts, addendums, and disclosures. Your discount real estate agent will also coordinate inspections and appraisals and will work with the title company to prepare the HUD for closing.
How can contract representation by an agent help me?
Unrepresented for sale by owners who list for a flat fee in the MLS typically do not have formal experience negotiating real estate contracts. This can often hurt sellers because professional agents working for the buyer know more and can take advantage of the flat fee listed seller's lack of experience. It is beneficial to have a savvy negotiator who has the experience of transacting many real estate contracts. This will likely net you more money in the long run, even including the transaction fee at closing. Not only that, but let's face it, selling your home is a huge task and having a professional, reliable agent takes a huge amount of responsibility and stress off of your shoulders.
