Contract Forms & Disclosures

SOLO & SoloMAX, listings give you all the contract forms through our online software you need to sell your home. As a self represented seller, you are responsible for all contracts and disclosures. We will give you all the disclosures you need to sell your home.

With the PRO representation plan, documents and listing disclosures are managed for you. We will make sure you have all the forms legally required and manage those forms for you.

Cancel Anytime

The SOLO & SoloMAX programs do not require any notice to cancel and there are no fees to cancel. Simply change your status from the customer dashboard to Withdrawn and send in the signed withdrawal form and your listing will be canceled right away.

The PRO listing plan has a 12 month listing term but can be cancelled with no penalties with a 60 day written cancelation notice.

Free Price Changes

You have complete control of your listing and can make as many price changes as you feel is necessary at no additional charge.

Offer Upload Document Portal

Allows agents to upload offers and retrieve public property documents conveniently. Our system will immediately notify you when an offer is uploaded via phone and email.

TRANSACTION BROKER NOTICE:

FLORIDA LAW REQUIRES THAT REAL ESTATE LICENSEES OPERATING AS A TRANSACTION BROKER DISCLOSE TO BUYERS AND SELLERS THEIR DUTIES. As a Transaction Broker, ADDvantage(R) Real Estate Services and its associates owe to you the following duties:

A) Dealing honestly and fairly;

B) Accounting for all funds;

C) Using skill, care, and diligence in the transaction;

D) Disclosing all known facts that materially affect the value of residential real property and are not readily observable to the buyer;

E) Presenting all offers and counteroffers in a timely manner, unless a party has previously directed the licensee otherwise in writing;

F) Limited confidentiality, unless waived in writing by a party. This limited confidentiality will prevent disclosure that the SELLER will accept a price less than the asking or listed price, that the buyer will pay a price greater than the price submitted in a written offer, of the motivation of any party for selling or buying property, that a SELLER or buyer will agree to financing terms other than those offered, or of any other information requested by a party to remain confidential; and

G) Any additional duties that are entered into by this or by separate written agreement. Limited representation means that a buyer or SELLER is not responsible for the act of this licensee. Additionally, parties are giving up their rights to the undivided loyalty of the licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the SELLER, but a licensee will not work to represent one party to the detriment of the other party when acting as a Transaction Broker to both parties.

Limited Service: We offer you a limited set of services for the sale of your property and have a non-representative relationship with you. A legal brokerage relationship in which brokers do not represent either buyers or sellers in a transaction.

Exclusive Right to Sell: By definition, Exclusive Right means the listing agent will receive a commission regardless of who sells the property (seller, listing agent, another REALTOR^®, foreclosure, transfer, option or any other form of transfer of ownership). As well, the listing broker/agent will receive a commission as stated in the listing agreement and perform certain duties such as (a) negotiate contracts; (b) show; (c) input the property into the MLS, etc. Exclusive Right of Sale Listing Agreement is the listing agreement used by almost all full service REALTORS^®.
