FINANCING AVAILABLE Most sellers select "cash" and "conventional". While you can also check VA and FHA, agents will write their contract depending on their client's needs, not what you necessarily select here.

Sellers should check FHA / VA financing if the property to be listed is within 120% of the maximum FHA / VA loan limits. Because conventional financing requires 20% down, using a formula up to 125% of the list price works because FHA only requires 3.5% down making financing through FHA more feasible than conventional at times. FHA / VA financing does require a 5 point inspection, one of which is the roof. A roof must have a minimum of 5-7 years of "useful" life left or the inspector may not approve the property for a FHA or VA loan.
