Is an ADDvantage flat fee MLS Florida listing really worth Not Available?

There are many examples of why an ADDvantage flat fee MLS listing is superior to other MLS listing services but nothing comes close to this example.

Last Saturday, November 1, 2008 at 6:45 pm, a Realtor® from Orlando calls ADDvantage after showing one our MLS listings earlier in the day. The first words out of her mouth were, “are you one of those flat fee MLS companies?” I replied, “yes.” She was making an offer and wanted to know where to send the offer. I said “either to ADDvantage and we'll send the offer to the seller or you can send it directly to the seller…whichever you would prefer.” I then asked her “do you need a seller's disclosure statement?” She said “yes.” I said, “Let me see if I have one stored in our seller's account…OK, we do. I'll email it to you now”.

This is the level of service that every Realtor® receives when calling ADDvantage. In a matter of 3 minutes, a “flat fee MLS service” responded to the needs of a buyer's agent and facilitated a possible sale. All for Not Available over the listing term…that's a great value!

The reason ADDvantage was ready for that call is because we had the owner's seller disclosure stored in “user documents” and ready to email. That happened because the seller received our “welcome letter” informing them of all the important details about being listed in the MLS. Our MLS administrator also calls every seller to ensure there are no missing documents such as seller's disclosure. Our automatic email system follows-up on any additional missing documents. All documents are stored electronically for easy access.

This is the reason why ADDvantage has twice as many flat fee MLS listings in Florida than our closest competitor offering a similar service and we charge more than most.

Florida homeowners trust their home's sale to ADDvantage because we pay attention to details that have earned us the reputation as Florida's most trusted flat fee MLS listing service.

We speak the truth about what flat fee MLS is and what is not. The ADDvantage brand of flat fee MLS is based on what we know sellers need, rather than what other flat fee MLS companies are doing.

ADDvantage seems to attract the articulate homeowner. The ones that carefully read the listing agreements and pay attention to all the small details that may affect them.

We are the only flat fee MLS Florida listing service that believes answering our phones live 7 days a week from 9:00am-6:00pm is a value added service.

The general public and our competitors scoff at our 9:00am-6:00pm live support because they say this level of service is unnecessary because all calls come directly to the flat fee seller. This is 100% not true. These same people are the ones that don't list with ADDvantage but use another cheaper flat fee MLS service.

Our 9:00am-6:00pm phone support helps sellers, Realtors® and buyers reach one another. Often, flat fee services stand in the way of a possible showing or fail to facilitate an offer because they just aren't available. This will never happen at ADDvantage.

The truth is not all calls go to the flat fee MLS seller because the listing broker's phone number is published in the MLS along with the sellers.

Flat fee MLS websites that advertise “all calls go to the seller” are being untruthful. Only about 50% of the calls go to the seller and the other half end up on the line of the listing broker. Phone support is an integral part of listing flat fee in the MLS.

Our MLS administrators have answered over 6241 calls from Realtors® or buyers over the past 12 months in Florida cites such as Miami, Weston, South Beach, North Beach, Coral Gables, South Miami, Plantation, Ft. Lauderdale, Hollywood, Hollywood Beach, Golden Beach, Homestead, and Davie.

These 6241 calls came to ADDvantage despite that fact that we publish the seller's phone number directly in the MLS under the “Realtor® Remarks”.

It is understandable that so many Realtors® find their way to calling the listing broker because Realtors® are often not patient enough to read the MLS listing carefully.

The standard answer from a Realtor® calling ADDvantage looking for showing instructions is “Oh, I see their number now.” Most Realtors® call the listing broker because of protocol. Real estate protocol for the past 70 years has been to call the listing broker, not the seller. Others call because they can't find the seller. We will give the lock box code if the showing instructions indicate to do so…just as long as the caller is a Realtor®. We request all Realtors® give their license numbers. Regardless of the showing instructions, all calls are transcribed into an email and sent to the seller in real time.

Anyone in sales will tell you if you are not speaking, no one will hear you. At ADDvantage, we are a sales and marketing company. We understand the value of a buyer lead, a Realtor® showing appointment and we treat all calls as if they were a possible sale.

You should expect nothing less than a 100% professional experience when listing flat fee MLS through ADDvantage…we guaranteed that!
