There are two types of buyers out there. The short sale or bank owned type of buyer that is only looking for deeply discounted homes. This is not your buyer unless you happen to be a “short sale”. Lately, buyers have been relatively easy to work with and I have been more successful over the past 3 months than in any other period closing deals. Prices of homes in Florida have come down and buyers are no longer waiting for lower prices as they did in 2007 and the beginning of 2008.
My typical negotiating strategy is to interview the buyer's agent to see what kind of buyer they are working with. If you ask just a few questions the buyer's agent will tell you almost everything you need to know to properly counter their offer. They too want to get the deal done and earn the offered commission so they are willing to talk.
After a few rounds of countering, I have a heart-to-heart with the buyer's agent and let them know where they must move their buyer to get this deal done. The last thing they want to do is go back out and find their buyers another home. My message to them is, “I know you want to close this deal.”
