Flat Fee MLS 101
Sell faster using my 5 tips for listing flat fee MLS in Virginia
Look like all other listings in the VA MLS. Package your Virginia flat fee listing so Realtors® will see your listing in the MLS exactly the same as a full-service agent's listing. List flat fee with Professional ADDvantage™ and you'll get more Realtor® showings, worry less about negotiating or filing disclosures, have less stress and likely get a higher sale price.
Use a yard sign that promotes a professional image. Realtors® fear For Sale By Owner signs (white and red; generic) because they mean FSBO and not necessarily MLS listed. As well, For Sale By Owner signs promote the seller's phone number and that is not necessarily what a Realtor® wants their client to see. The best thing to do is to use a metal ADDvantage® sign with our contact information on it. This means you get a professional MLS administrator answering the call for you 8:00am-8:00pm 7 days a week, and we forward all buyer leads to you directly and schedule appointments. This service is called Agent Assure® and is $159 as an add-on or free with our Professional ADDvantage™ program.
List flat fee without giving up the right to sell By Owner and get 100% contract-to-close representation. Contract representation is so important for many reasons but the most critical reason to list using Professional ADDvantage™ contract-to-close representation is so Realtors® only talk with and negotiate through ADDvantage®. This assures you peace of mind that there will be no mistakes in getting you the highest offer. Additionally, Realtors® prefer working with another broker as apposed with the seller.
Price your property right where you want to sell it and leave no room to negotiate. This might sound crazy but it's true. In a buyer's market, buyers are anticipating prices to move lower and therefore buy under what sellers call “market value”. Conversely, in a seller's market, buyers justify buying “market” prices because they believe prices will rise in the future.
List with a trusted and reliable VA licensed flat fee MLS broker, like ADDvantage®. Our flat fee clients frequently compliment us by saying that we are truly light years ahead of other flat fee MLS and full-service companies in Virginia. And they are right because we have invested in the future and understand what sellers need. We have the longest hours in live phone coverage of any flat fee service in America (8:00am - 8:00pm / 7 days a week), we forward all buyer leads to sellers in real time, have the best 100% paperless listing software and have special software to track contract negotiations and close deals without a hitch.
About Virginia
In spite of its wealth of natural resources, the economy of West Virginia is one of the most fragile of any state. According to the U.S. Census Bureau, West Virginia is the third lowest in per capita income ahead of only Arkansas and Mississippi. West Virginia is also known for its great natural beauty which attracts many visitors to the area and is the only state in the nation that lies entirely within the Appalachian Mountain Range.
Highways form the backbone of transportation systems in West
Virginia with over 37,300 miles of public roads. Rail lines used to be more prevalent until the increased automobile traffic, but the state is still serviced by a few commercial lines for hauling coal and by Amtrak. Also cities like Charleston, Huntington, Clarksburg, Fairmont, Bluefield and Logan have bus-based public transportation networks. Charleston also has a limited number of trolley cars that run in the downtown area and Morgantown boasts a personal rapid transit.
Airports found in the cities of Charleston, Huntington, Morgantown, Beckley, Bluefield, Lewisburg, Clarksburg, Martinsburg, Wheeling and Parkersburg form part of the commercial network.
Because of the mountainous nature of the entire state, West Virginia has several notable tunnels and bridges. The most famous in the New River Gorge Bridge near Fayetteville. Also well known is the Veterans Memorial Bridge connecting Weirton, West Virginia and Steubenville, Ohio. Perhaps even more well known is the Silver Bridge connecting Point Pleasant, West Virginia and Gallipolis, Ohio over the Ohio River which collapsed on December 15, 1967 while it was choked with rush hour traffic. It was replaced by the Silver Memorial Bridge which safely connects the two states today.
