#1 MYTH about listing flat fee in Florida…“when I list flat fee, I don't need the listing broker to answer the phone because my number will be everywhere.”
REALITY: Seller contact numbers are not allowed in Realtor.com! And though seller contact info is published in the Agent Remarks section of the MLS, Realtors® often call the listing agent since that is the usual protocol for them…So answering the phone 9AM-6PM/ 7 days week is important for getting your home sold.
#1 WARNING about flat fee MLS listing companies…the flat fee MLS company you give your money to is not usually the broker that actually inputs your MLS listing.
PROBLEM: The listing broker (we call it the “hand-off broker”) may not forward you email leads from Realtor.com or other sources and may not answer the phone or return buyer or Realtor® calls. They will likely be slow to make changes to your MLS listing as well because they got paid a small fee from the MLS listing company to input the listing (usually around $100-$150) and have no vested interest in your sale or your satisfaction. At ADDvantage, we care about all aspects of your listing and are your ADDvocates!

#1 Most common mistake made by Florida sellers is choosing the wrong flat fee company to list their home which results in a relationship with a “listing broker” who couldn't care less whether you get buyer leads or a Realtor® showings.
Solution: Find a Florida based flat fee MLS service that truly cares. Ideally one that answers the phone 9AM-6PM, 7 days a week…ADDvantage does!
#2 Most common mistake a Florida home seller makes when selling flat fee is pricing incorrectly.
How do you know if you're priced right? While there is no exact method to price a home, most sellers have a good idea of value, especially the one surfing the Internet who use Realtor.com and other sites.
Some generalizations about market activity: If you receive an offer within the first week of listing, you are likely priced a bit low. If you get no calls in a week or two, you're likely priced too high. If you get 3 leads a week comprised of one or two Realtor® requests for showings, and a Realtor.com or Homes.com lead…you are probably priced perfectly.
