La Gorce is a hidden oasis located in Miami Beach, Florida, Dade County. You can find La Gorce Island at the end of Pine Tree Drive and North Bay Road. As you approach the intersection you will come to the private guard gate that will welcome you to this luxurious island paradise.

When entering La Gorce, residents can find exquisite Mediterranean style homes set on approximately 1 acre lots. Many of these homes are 5000 – 9000 sq ft giving the residents of La Gorce the luxury living they expect. With breath-taking open bay views from most homes, one will find upgrades such as rain showers and intelligent toilets located in the bathrooms, solid mahogany doors, ceiling treatments, fireplaces, travertine marble floors, gourmet kitchens, majestic courtyards, open balconies overlooking the pool, and private guest houses.

Property taxes are comparable for million dollar island living ranging from around $25,000 - $80,000 per year. La Gorce Island is governed by La Gorce Island HOA. For prospective buyers, there is an application fee of $20,000 (current as of 2012). After the application process, the prospective buyer meets with the board for approval. Residents of La Gorce have a HOA fee (current as of 2012) of $4400 per lot. Most lots on La Gorce Island are single lot properties, but there are a few that have double lots. This HOA fee covers common ground maintenance on the island and security. La Gorce security consists of the 24 hour guarded gate, water security patrols, and land rovers throughout the community. Unfortunately, trials and tribulations are sometimes a part of the process of selling a house. I've dealt with many realtors over the years and Keith at Advantage was by far the most helpful and provided the most professional experience. Our situation was very unusual but from beginning to end, Keith was always there. Our home was a very high-end home and without mentioning any names, there are realtors in the Miami area that “specialize” in these types of sales. Without knowing better, one could get the impression that without hiring one of these “specialists”, selling a high-end home would be difficult. The fact is that prior to meeting Keith, I had dealt with a number of them and was very dissatisfied. Unlike these other “specialists”, Keith will work very hard for you and get you the results that you expect. Thanks Keith.
