Orlando residents choose to list flat fee MLS because it provides them an edge in this difficult climate. Flat fee means just the buyer’s agent can earn the offered commission which is usually 3%. While this all sounds good, it is very important to undertand why flat fee MLS websites in Orlando don’t publish their listing agreements.

1) They can’t. About 70% of the websites today that offer flat fee MLS are “national websites.” This means they are not licensed in Florida and can not offer a listing agreement for another broker. Instead, they refer you to a local Orlando flat fee MLS service and that broker presents you with their listing agreement. The problem with this arrangement is that you have no idea what that listing agreement will say until after you have paid the national company.
