This is significant because Realtors would always prefer working with another Realtor as opposed to working directly with an “unrepresented” flat fee seller. Contract negotiations go more smoothly, sellers often get a higher sales price and the buyer’s agent has less work to close the deal.

Finally, flat fee MLS sellers need 4 critical items in their listing agreement for their protection. (1) No cancellation fee; (2) Listing broker shall send all buyer leads to seller (and not take them for their agents); (3) Language that states the listing broker will “unconditionally” withdraw the listing from the MLS upon request from the seller; (4) the hours of operation.
